Project Manager / Estimator

Summary

The Project Manager / Estimator will be responsible for the overall management, scheduling and closeout of multiple projects. The successful candidate will be responsible for establishing project objectives and policies as defined in the primary job description section below.

Job Responsibilities

Sales and Estimating

  • Take an active role in lead generation, lead conversion, and project estimation
  • Be willing to participate in a team environment and support the company wide bid process
  • Maintain an active relationship with current and past clients to foster repeat business
  • Network in the community to generate new leads
  • Thoroughly review and understand project bidding documents, expected scope and special requirements for each assigned project
  • Identify and solicit appropriate subcontractors and suppliers based on project requirements
  • Prepare comprehensive scope comparison documents for analyzing subcontractor and supplier proposals
  • Perform material quantity take-offs for all divisions required
  • Analyze all subcontractor and supplier proposals for completeness and fulfillment for project requirements
  • Professionally prepare estimates and project documents for presentation to clients
  • Assist in risk analysis and managing work load due diligence

Project Management

Planning

  • Create project schedules that sequences all divisions of work in a comprehensive manner
  • Write and issue subcontracts and purchase orders
  • Understand the WSC Management System
  • Ensure all WSC self-performed work is turn-key just as a subcontract
  • Make arrangements for all insurances/bonds as required

Execution

  • Represent Whitestone Construction Services in a professional manner
  • Manage all aspects of awarded projects to ensure completion within scope, budget schedule etc.
  • Work with external personnel as needed, architects, designers, engineers, sub-contractors, suppliers, etc.
  • Act as liaison of WCS to the client and interfaces frequently
  • Work closely with the Project Superintendent to assure a smooth job
  • Create, manage and follow up on all project information including RFIs, change orders, submittals, daily reports, progress photos, etc.
  • Attend all meetings with the Owner’s Reps and be available for feedback, questions and concerns
  • Create meeting minutes from OAC and job walks
  • Prepare for weekly management meetings with general schedule for all jobs under their control

Safety and Quality

  • Perform quality control reviews in order to ensure compliance with contract requirements
  • Work with field team to have pre-work/pre-phase meetings as required
  • Incorporate safety into planning and execution of projects
  • Perform safety reviews on site as projects develop

Cost Control

  • Prepare schedule of values and submit pay applications
  • Review and approve all subcontract and vendor applications for payment
  • Secure/manage all subcontractor and second tier lien waivers
  • Manage all change order issues between WCS and the client
  • Manage all financial aspects of the project to minimize overages

Project Close-out

  • Responsible for the completion of all close out documentation per the contract requirements
  • Punchlist the project with in-house staff prior to contacting the owner to do so
  • Approval/negotiation of all open change orders and invoicing of retention
  • Close out all subcontracts including the waiver of lien process
  • Complete all local tax reconciliations
  • Take part in post-mortem project reviews with staff to improve company performance on the next project

Requirements

  • Bachelor’s Degree
  • 5-7 years of project management experience, with at least three years in the construction industry with a general contractor
  • Strong team-building and interpersonal skills
  • Excellent communication skills, both verbal and written
  • Superior planning, organization, and coordination skills
  • Ability to thrive in fast-paced and ever-changing construction environments
  • Exceptional references

Compensation

  • Approximately $70,000 to $85,000 per year, depending on experience
  • Eligible to participate in generous profit-sharing plan
  • Accrual of up to 2 weeks of PTO the first year
